The open house follow-up problem

An open house gives you twenty conversations and one sign-in sheet. By Monday the sheet is a list of names with no memory attached: which couple asked about the roof, who was “just looking” for the neighbor, who already has an agent. The follow-up that works is the one that remembers.

These templates assume you jotted or dictated one line per visitor while it was fresh. If you didn't, the honest “we met briefly” version still beats silence.

First, ask the question. Before you follow up with anyone, know whether they are already working with an agent. Soliciting a buyer who is under a representation agreement is a fast way into an ethics complaint. If they have an agent, your follow-up is a courtesy, not a pitch.

Three touches is enough. If they haven't replied by then, they're either represented, not in the market, or not interested — and a fourth message won't change that.

The reason open house follow-ups feel generic is that the memory is gone before you sit down to write.
