Why feedback requests go unanswered

Buyer's agents show a dozen homes a week. A feedback request that asks five open-ended questions gets skipped; one that asks a single specific question gets a one-line answer, which is all you need. The goal isn't a report — it's one honest sentence you can bring to your seller.

Turning feedback into a seller update

Sellers don't want every text you received; they want a pattern. After each showing, keep a one-line note — who showed it, the reaction, the objection. Once a week, that becomes a short update:

Email — weekly seller updateSubject: 25 Maple – this week's showings Hi Karen, Four showings this week. Two agents said their buyers liked the layout and the yard. The objection that came up twice was the price relative to the newer homes on Birch Court. No offers yet. My suggestion: hold for one more weekend of showings, then we talk about whether a price adjustment or a credit makes sense. Call Sunday evening? Mike

The weekly seller update is only as good as the notes behind it. After each showing of your listing, dictate a few seconds into your phone: who showed it, how it went, what the objection was. What if the buyer's agent never responds?

Send one nudge after three days, then stop. Silence is itself feedback: their buyers moved on. Don't chase a third time.

Should I share every piece of feedback with my seller?

Share the pattern, not the transcript. Summarize what came up more than once, keep it about the property, and pair it with a recommendation.

Can I ask what the buyers thought of the neighborhood?

Ask about the property and price. Avoid questions or comments about who the buyers are or the demographics of an area — that's a Fair Housing risk and not useful to your seller.
